Ten areas of work, with the papers each one usually needs. If your matter is not listed, it is still worth asking — most of it is the same revenue, family and registration work under a different name.

  • Deeds & documentation

    Agreements, affidavits, undertakings, rent and partnership deeds — drafted, typed on the correct stamp paper and attested. As a licensed stamp paper vendor, the office supplies the paper itself, so there is no separate errand.

    Bring: CNIC copies of all parties, any earlier agreement, and details of the property or amount involved.

  • Nikah nama & talaq nama

    Marriage contracts and divorce deeds prepared correctly, registered with the union council, and attested copies issued. Family matters are handled quietly, and you will not be asked to explain more than the paperwork requires.

    Bring: CNIC copies, the existing nikah nama if there is one, and witness details.

  • Property registry & sale deeds

    Buying or selling land or a house: the record is checked first, then the deed is drafted, stamp duty assessed, and registration completed at the sub-registrar's office. Disputed or unclear titles are flagged before money changes hands.

    Bring: The previous registry or allotment letter, CNIC copies of buyer and seller, and the agreed price.

  • Power of attorney & wills

    General and special powers of attorney, including for relatives working abroad who need someone here to act for them, and wills drafted so heirs are not left arguing over wording.

    Bring: CNIC copies of both parties, property details, and two witnesses.

  • Faoti khata & mutation

    Getting land recorded in the heirs' names after a death — succession certificate, revenue entries, and the follow-up at the tapedar and mukhtiarkar offices until the mutation is actually entered.

    Bring: Death certificate, CNIC copies of all heirs, and the land record or registry.

  • Notary public

    Affidavits, attested copies, translations and declarations notarised by a licensed notary public. Most notarisation is finished in the same visit.

    Bring: The original document, your CNIC, and one copy of each page.

  • FBR, NTN & tax filing

    NTN registration, annual income tax returns and the salana gosharah — for salaried people, shopkeepers, contractors and landholders. Filer status and wealth statements are handled together.

    Bring: CNIC, salary or income record, bank statement, and last year's return if you have one.

  • Company registration

    Registering a firm or company, Form II filings, partnership deeds and the trade licences a new business needs before it can open its doors or a bank account.

    Bring: CNIC copies of partners or directors, the proposed name, and the business address.

  • Civil & revenue litigation

    Suits and appeals over ownership, possession, partition, inheritance and cancellation of entries, argued in the civil courts and before revenue authorities up to the Sindh High Court.

    Bring: Any notice or order you have received, your title documents, and dates of what happened.

  • Municipal & administrative

    Applications, objections, corrections of records and appeals before municipal and district offices — including building permissions, name and date corrections, and departmental representations.

    Bring: The application or record in question, your CNIC, and any reply already received.

What to bring, and what it costs

Fees depend on the stamp duty, the government charges and how much work the matter needs, so they are quoted on consultation — and quoted before any work starts, not after. Nothing is charged for the first conversation.

Government fees, stamp duty and court charges are separate from the office fee and are shown to you as they are paid.

That is the part worth paying for. The record is verified, encumbrances and disputed entries are looked for, and you are told plainly if the title is not clean.
